Our Tenant Agency service is for clients who don’t have time to search for,visit and select a property.
This service is typically requested by client who live out of town or simply don’t have the many hours it takes to find a new residence . We will ask what you need,search out own existing inventory (Including what will be vacating in the time-frame needed) as well as using our other resources, and send many properties as we can find to you for review with the expectation of limiting the list of properties ,take photos and notes,and sent them to you.This process result in a much reduced list of 3-5 residences.We then set showing for the clients (3-5 residence can be viewed in half a day),visit the properties with them,and negotiate a lease .If you cannot attend showings we can still make a recommendation and negotiate a lease for you.
Our Leasing Only service is for those of our clients that do not need their property professionally managed by Woodruff. We take pictures and write an advertisement for your property. We market your property to over 200 websites and 150 media sites. We show the property to pre-qualified tenant prospects. We then run an extensive background / criminal / credit/ prior eviction check, call references, and verify income, to be certain that the tenants meet our very high standards. Finally, we prepare a lease naming the property owner the landlord (rather than Woodruff) and send it fore-signature to all parties.
